Are you planning to hire a contractor (or consultant/home inspector if you are planning to do work yourself) for a project that requires major structural changes, mold problems, or anything that is not visible prior to work being done and demolition starting?

If so, beware of the professional that comes into your home or business and never says any of the following words, “but, maybe, if, however, could be…etc”.

There are very few renovation projects that a professional can be 100% sure of what he or she will encounter once work begins. A good contractor is likely to be right in most cases, but not every time. A true sign of a professional is the knowing when there might be potential problems and hidden costs, and then inform you that a such problems may exist and if so, pricing will have to be adjusted accordingly and work done properly at those extra costs.

What does this do for you? It gives you a potential worst case scenario and lets you determine if you can afford to take the chance and proceed with the work – with the possible extra costs that might be incurred. In this way, you will not start the project only to discover you do not have money to complete the work as planned – very stressful.

Now, on the other hand, if you have a professional come into your home and every second word is questionable, this could be a sign that this person lacks experience and may not do the work professionally.

In general, if a professional contractor outlines what needs to be done in a very clear and understandable way, comes across very professional, has good references, but points out some potential issues and is honest about the extra costs you might encounter before you talk contracts – that is professional, and a professional does not worry about letting you know, what he may not know!
